Outcome: Through complex negotiations with Kmart that involved the Mayor of Monrovia and the CEO of Kmart, Kmart eventually agreed to release its interest in the shopping center, except for the building it occupied, and allowed development of the balance of the property. New tenants included 24 Hour Fitness, Michael’s Arts & Crafts, Yoshinoya, and Kragen. Kmart subsequently agreed to terminate its lease and their space was sold to Albertsons / Sav-on, which continues to occupy the space today.
